3,000 square feet
No residences, building, boundary fence or wall, or other structure
shall be built until the plans and specifications showing the nature, kind,
shape, dimensions, materials, exterior color scheme and location have been
submitted to and approved by the Developer. While no particular
architectural style is required, the proposed residence or other structure
must be in harmony with the surroundings as determined by the Developer. See the restrictions for
further requirements.
Landscaping is required to be installed within six months of occupancy.
The Preserve is a 44+ acre
forever wild area to be enjoyed by
Bluff Creek residents, as well as other residents of Fox Run.
It has been certified as a Nature Preserve/Wildlife Habitat area by the National
Wildlife Federation. A minimum of three access areas are platted
and will constitute green corridors of access for other residents. To ensure
that these common areas are properly maintained for the benefit of all lot owners,
the Developer will reserve the right to maintain these areas. Hamilton County
assesses property taxes on a pro rata basis on Community Lots. This tax is very
minor and will be spread across all Fox Run residents annual land tax bills .It
should be understood that absolutely no cutting, clearing, mowing
or other disturbing of The Preserve is allowed.
The Bluff Creek entranceway has been certified as a Nature Preserve/Wildlife
Habitat by the National Wildlife Federation. Using native stone from the
Cumberland Plateau and the Great Smoky Mountains, we have recreated a
mountain stream similar to the Nantahala River. The entranceway will be
maintained by High Acres, Inc.
Once clearing of lot/construction begins, the home must be complete within one year.
An extension of up to 6 months may be granted by the Developer,
on a case by case request basis.
